The scope of work consists of reconstructing a two-story single-family residence with an attached two-car garage on the existing lot. The project will comply with all applicable rebuilding provisions, local regulations, and building codes governing fire-affected properties.
The proposed residence is a two-story, 2,528 SF single-family home with a 514 SF attached two-car garage, replacing a previously existing 2,298 SF single-family residence with a 400 SF attached two-car garage. The project also includes new landscaping, hardscaping, and perimeter fencing.
Separate permit is required for the following:
1. Fire Sprinklers. Deferred Submittal.
2. Landscaping. Separate Permit.
The architect/engineer of record shall review and approve deferred submittals prior to submittal to building department for review. When appropriate, the individual in responsible charge of the project shall forward the deferred submittal to the building department with a notation that the plans have been reviewed and have been found to be in general conformance to the building design. Deferred items shall not be installed until the building department has approved the submittal package.
